Building Inclusive Spaces: Lessons and Insights on Accessibility in Real Estate 打造無障礙共融空間:房地產業的啟示與反思

YAMA is excited to announce our new home at FLK Tower on Johnston Road in Wanchai! Finding a space that meets our needs and is fully accessible for people with disabilities is no easy task—it’s about more than just logistics; it’s about shifting perspectives. Accessibility should be a priority for everyone. We were fortunate to partner with the incredible team at Colliers, who not only helped us find the perfect space but also enabled us to highlight the critical importance of creating inclusive environments. Arnav Sethi, Leasing Executive, Office Services at Colliers, shares his insights on securing this location and how it has shaped his approach moving forward:

我們非常幸運,能與高力國際(香港)物業顧問的專業團隊合作。他們不僅協助我們物色理想地點,更讓我們有機會共同強調「共融環境」的重要性。

高力國際辦公室租賃部執行主任 Arnav Sethi 分享他在促成這次選址過程中的經驗與啟發,以及這如何影響他日後的工作理念:

1) How has the need for accessible properties influenced the way you approach leasing properties?
The need for accessible properties has significantly influenced my approach to leasing. I believe inclusion is a fundamental value, aligning closely with Colliers' commitment to diversity and inclusion. This perspective drives me to prioritise accessibility in every property search.

This understanding shapes how I evaluate properties, ensuring I account for not just the physical features but also the overall experience for all users. By actively seeking accessible options and advocating for necessary modifications, I aim to create environments where everyone can thrive and participate fully. This commitment to inclusivity enriches my work and helps foster a more equitable community.

1)對無障礙物業的需求,如何影響你在物業租賃方面的工作取向?
無障礙物業的需求對我在租賃工作上的取向產生了深遠影響。我深信「共融」是一項核心價值,亦與 高力一向重視的多元與共融理念不謀而合。正因如此,我在每一次物業搜尋中都會將無障礙性作為重要考慮因素。

這份理解亦重塑了我評估物業的方式。我不僅著眼於物理設施本身,更會考慮使用者的整體體驗。透過主動尋找具備無障礙條件的選址,並倡議作出必要的調整,我希望營造出一個讓每個人都能參與、茁壯成長的空間。這份對共融的承諾,令我的工作更有意義,同時也推動建立一個更公平的社會。

2) What specific considerations do you now prioritise when identifying accessible spaces for your clients?
Several key factors are essential. First, the building entrance must provide a flat walkthrough—steps that require wheelchair users to enter through a separate entrance undermine inclusivity. The lift lobby should be spacious enough for comfortable wheelchair access, and the lift itself must accommodate at least one wheelchair properly. Each floor should feature accessible restrooms equipped with grab bars and ample space, with flat entrances to both units and restrooms to ensure ease of access. Natural lighting is crucial for visibility, especially in spaces frequented by individuals with visual impairments. Proximity to accessible public transport and designated parking spaces is also important. Lastly, overall comfort matters, including temperature control, which makes split-type air conditioning a non-negotiable to ensure a welcoming environment for all.

2)在為客戶尋找無障礙空間時,你現時會優先考慮哪些具體因素?
有幾項關鍵因素是我現在特別重視的。首先,大廈入口必須為平坦通道 —— 若輪椅使用者需經另一個入口進入,便會削弱整體的共融性。電梯大堂需足夠寬敞,讓輪椅可順利進出,而電梯本身亦應容納至少一部輪椅,並保留足夠活動空間。

每一層樓都應設有無障礙洗手間,配備扶手及足夠空間,且所有單位入口及洗手間入口都應為無階梯式設計,確保真正便捷無阻。

此外,自然採光對視力障礙人士尤其重要,有助提升整體空間的可見度。場地附近亦應鄰近無障礙公共交通設施及設有專用泊車位,方便使用者出入。

最後,整體的舒適度亦不可忽視。包括溫度控制在內的環境管理同樣重要,因此分體式冷氣是必須具備的設備,以確保空間對所有人都友善、宜人。

3) What challenges have you faced in finding spaces that meet accessibility requirements, and how have you overcome them?
One major challenge has been the limited availability of spaces that meet accessibility standards. This scarcity can make it difficult to find suitable options for clients requiring these accommodations.

To address this, I broadened our search criteria and explored a variety of neighbourhoods and property types. Sometimes, properties that initially seem unsuitable can be adapted with the right modifications. By advocating for these changes and collaborating with landlords, I’ve been able to expand the pool of accessible spaces. Additionally, I closely monitor new developments in preferred areas, as these often prioritise accessibility more effectively.

3)你在尋找符合無障礙要求的物業時曾遇到哪些挑戰?你是如何克服的?
其中一項主要挑戰是,市面上真正符合無障礙標準的物業供應有限。這種稀缺情況,往往令為有特殊需要的客戶尋找合適選址變得更具困難。

為了應對這一點,我主動擴闊搜尋範圍,包括探索不同地區及多類型物業。有時候,某些物業最初看似不合適,但透過合適的設計修改,其實可以作出相應調整。

透過向業主積極提出改動建議並展開合作,我成功爭取到更多具潛力的無障礙空間。此外,我亦會密切留意心儀地區內的全新發展項目,因為這些新落成物業通常會較注重無障礙設計,提供更多合規選擇。

4) Could you share any insights or lessons you’ve learned about accessibility from working with YAMA?
One key lesson I’ve learned is that accessibility is a pathway to inclusion. When spaces are designed with accessibility in mind, they don’t just accommodate individuals with disabilities—they create environments that welcome everyone. This has reinforced my belief that inclusive design fosters a sense of belonging and community. By prioritising accessibility, we can break down barriers and ensure equal treatment for all individuals. Ultimately, accessibility is not just about compliance; it’s about building a more equitable society where everyone feels they belong.

4) 你在與 YAMA 合作期間,對無障礙有沒有什麼特別的啟發或體會?
我最大的體會是:無障礙設計是通往共融的重要途徑。當空間從設計階段便納入無障礙的考量,它所營造的不只是便利,更是一種歡迎每一個人的氛圍。

這次與 YAMA 的合作,進一步強化了我對「共融設計」的信念 —— 它能夠培養歸屬感,並促進社羣的連結。當我們將無障礙放在優先位置,就能逐步拆解障礙,為每個人爭取平等的對待。

最終,無障礙不僅僅是符合法規的要求,更是邁向公平社會的重要一步,讓每一個人都能感受到:我是這裏的一份子。

5) How did you ensure the space you found for YAMA met their unique accessibility needs?
I used a multi-faceted approach. I began by evaluating properties against specific accessibility criteria, such as accessible toilets and flat entrances, while exploring various neighbourhoods to identify suitable buildings. I also conducted thorough research on public transport access, focusing on the shortest routes for wheelchair users and visualising their navigation through each space. Additionally, I engaged in discussions with landlords about potential renovations to include accessibility features, ensuring all options were considered. One of the most valuable strategies was attending site viewings with YAMA to gather their feedback firsthand, making their needs the priority. This process allowed us to identify the ideal space for YAMA.

5)你是如何確保為 YAMA 所尋得的物業能切合他們的無障礙需求?
我採取了一個多層面的策略。首先,我根據一系列具體的無障礙標準(如設有無障礙洗手間、平坦入口等)來篩選物業,並同時在多個地區進行搜索,以發掘合適的大廈選項。

其後,我亦深入研究了附近公共交通的可達性,尤其針對輪椅使用者所需的最短路線,並設身處地想像他們在空間中的實際行走路徑與使用情況。

此外,我亦主動與業主溝通潛在的翻新或改動空間的可能性,例如加設無障礙設施,確保所有可能方案均被納入考慮。

當中最關鍵的一步,是親身陪同 YAMA 團隊參與實地睇樓,並即場聽取他們的意見和回饋,讓他們的實際需要成為整個選址過程的核心。正正因為有這個深入參與的過程,我們才能成功物色到最合適的空間。

6) What steps do you believe real estate professionals should take to make accessibility a bigger priority in the leasing process?
First, it’s essential to educate ourselves on accessibility standards to build a solid understanding of the subject. Integrating accessibility criteria into property evaluations will make it a core part of the leasing process. Fostering relationships with landlords and property managers is also crucial, as this facilitates conversations about potential accessibility improvements during renovations. Proactively advocating for these changes can pave the way for more inclusive spaces.

6)你認為地產專業人員應採取什麼行動,才能在租賃流程中更重視無障礙設計?
首先,地產從業員應主動增進對無障礙標準的認識,建立對相關議題的基本理解,這是推動改變的第一步。其後,應將無障礙條件納入物業評估的核心指標,讓其成為租賃流程中不可或缺的一環。

與業主及物業管理團隊建立良好合作關係同樣重要,這能促進雙方在翻新過程中就無障礙設施展開具建設性的對話。

最後,我們需要積極發聲,主動倡議作出無障礙改動。這不僅有助提升物業的共融性,更可逐步推動行業標準,為社區創造更多真正包容的空間。

7) Has working with YAMA changed your perspective on how the real estate industry handles accessibility?
Yes, it has. I’ve realised that accessibility is often treated as an afterthought rather than as a fundamental aspect of property design and leasing. This experience highlighted the need for greater awareness and more proactive approaches within the industry. That said, I’ve also noticed that newer developments are heading in the right direction, with accessibility being given higher priority in their designs.

7)與 YAMA 的合作有否改變你對地產業界處理無障礙議題的看法?
絕對有。這次經驗令我深切意識到,無障礙設計往往只是事後考慮,而非物業設計與租賃流程中的核心部分。與 YAMA 的合作讓我更明白業界需要加強對無障礙議題的認知,並採取更積極、前瞻性的做法。

不過,我亦留意到,不少新建項目正朝着正確方向發展,在設計階段已開始更重視無障礙元素,這是一個值得肯定的趨勢。

8) What advice would you give to other agents working to find accessible spaces for organisations or individuals?
Conduct thorough research on local districts to identify suitable properties. Visiting sites in person is invaluable, as it allows you to assess key features like entrances, corridors, and restrooms. This helps you visualise the experience for users with disabilities before bringing the client on-site. Engage with landlords to discuss potential accessibility improvements. In some cases, landlords planning renovations may be open to suggestions, making the property a viable option. It’s also crucial to gather feedback from clients during and after viewings to better understand their accessibility needs and ensure they feel heard. Prioritise locations close to public transport and amenities, as accessibility extends beyond the building itself. Finally, staying informed about trends in accessibility features will enable you to better serve your clients and advocate for inclusive spaces.

8)你會給予其他物業代理哪些建議,以協助他們為機構或個人尋找合適的無障礙空間?
首先,深入了解不同地區的物業特性是關鍵,可協助篩選出具潛力的選址。親身實地視察極為重要,因為這能讓你實際評估物業的關鍵設施,如入口、走廊及洗手間,並預視有特殊需要人士的整體使用體驗,從而在帶客戶睇樓前做好準備。

與業主積極溝通也十分重要,主動探討提升無障礙設施的可能性。若業主正考慮翻新物業,他們或會樂於接納建議,讓單位轉化為具可行性的選擇。

同時,應重視並收集客戶在參觀物業過程中的回饋,深入了解他們的實際無障礙需求,讓他們感受到被理解與尊重。

選址時應優先考慮鄰近公共交通與社區設施的地點,因為真正的無障礙不僅限於大樓內部設計,亦包括周邊的交通與生活便利。
